The Central Bank of the Republic of Türkiye published its July 2026 figures: the residential property price index stood at 234.8, up 1.5% on June and 25% over twelve months. The new-tenant rent index rose faster — 28.4% year on year. Once inflation is stripped out both lines turn negative, but housing loses 5.1% in real terms and rent only 2.6%. For anyone buying to let, that gap is the whole point: the income line is falling more slowly than the price of the asset, and the yield improves on its own.
Two indices, one conclusion
Yield is rent divided by price. When rent climbs 28.4% and the price 25%, the ratio moves in the landlord's favour even if both numbers look inflated in lira. In real terms the same thing shows more clearly: minus 2.6% against minus 5.1%, a gap of two and a half points in favour of the rental line. The regional spread confirms it is a national pattern — Istanbul rose 27.7% over the year, Ankara 26.6%, Izmir 23.1%. The Antalya coast sits below the leaders, which is exactly why the entry price here is lower.
What the yield looks like on the Antalya coast
Gross rental yield across Türkiye runs at about 7.3% a year. A long let in Alanya brings closer to 5.7%, while holiday letting in season reaches 7–11% with active management and a tourism ministry permit for daily rentals. Net lands 1.5–2 points below gross once the service charge, insurance, tax and agency work are paid. A purchase settled in euros keeps the arithmetic simple: the price does not move with the lira, while the rent is renegotiated once a year along with the market.
Where the entry point sits on this site
Turkey-Realestate-Investment.com carries 353 listings from the developer Yekta Homes, with prices starting at 135,453 dollars. In Gazipasa a one-bedroom of 51 m² at Yekta Green Life Gazipasa Residence is listed at 139,000 euros. In Oba one-bedroom flats at Yekta Golden Valley open at 219,000 euros, and in Mahmutlar a 70.2 m² flat at Yekta Kingdom Premium costs 225,000 euros. All of them are handed over finished: kitchen units, sanitary ware, doors and double glazing are fitted by the company, so the flat can be let from the month the keys arrive.
This configuration is not a common one and it does not last. Rent is outrunning price, the lira is doing the work of the discount, and the buyer who settles in euros collects both sides of that trade.
