Three districts of the Alanya coast carry the whole catalogue of 353 listings on this site, and the price per square metre across them runs from roughly 2,150 to 4,500 euros. The spread is not random. It follows two things: how far the project stands from the centre of Alanya, and how small the unit is. The cheapest metre sits in Gazipasa, in the larger flats. The most expensive belongs to compact one-bedrooms in Oba, where the fixed cost of a kitchen and a bathroom is spread over fewer metres. Gazipasa — the entry point At Yekta Green Life Gazipasa Residence a one-bedroom of 51 m² is listed at 139,000 euros, which works out at about 2,725 euros per m².

The Central Bank of the Republic of Türkiye published its July 2026 figures: the residential property price index stood at 234.8, up 1.5% on June and 25% over twelve months. The new-tenant rent index rose faster — 28.4% year on year. Once inflation is stripped out both lines turn negative, but housing loses 5.1% in real terms and rent only 2.6%. For anyone buying to let, that gap is the whole point: the income line is falling more slowly than the price of the asset, and the yield improves on its own. Two indices, one conclusion Yield is rent divided by price. When rent climbs 28.4% and the price 25%, the ratio moves in the landlord's favour even if both numbers look inflated in lira.

TÜİK counted 1,938 homes sold to foreign buyers across Türkiye in August 2026 — 0.1% more than a year earlier and 1.5% of the whole market. Over the first eight months of the year foreigners took 13,141 units, 6.3% fewer than in the same period of 2025. The crowd is smaller, but it is concentrating rather than dispersing: Istanbul registered 763 purchases last month, Antalya 599 and Mersin 143. Almost a third of everything foreigners bought in the country in August was bought on the Antalya coast.
