Foreign demand thins, Antalya takes almost a third: 599 of 1,938 August purchases

TÜİK counted 1,938 homes sold to foreign buyers across Türkiye in August 2026 — 0.1% more than a year earlier and 1.5% of the whole market. Over the first eight months of the year foreigners took 13,141 units, 6.3% fewer than in the same period of 2025. The crowd is smaller, but it is concentrating rather than dispersing: Istanbul registered 763 purchases last month, Antalya 599 and Mersin 143. Almost a third of everything foreigners bought in the country in August was bought on the Antalya coast.

The map of foreign demand

After the top three the numbers fall away quickly: Ankara 92, Trabzon 47, Yalova 45. Nationality tells the same story. Russian citizens bought 343 homes across Türkiye in August, Ukrainians 147 and Iranians 140. Inside Antalya province the ranking runs Russia 226, Ukraine 114, Germany 56. Put the two lists side by side and the pattern is hard to miss: two thirds of everything Russian buyers purchased in the country last month was purchased in Antalya. For this audience the coast is not one option among many, it is the destination.

Why the paperwork thresholds decide the budget

Two figures shape an investment purchase more than any listing does. A residence permit is granted on a property worth from 200,000 dollars in the title deed, is renewed, and after five years of residence it opens the way to a citizenship application. Citizenship by investment starts at 400,000 dollars with a commitment not to sell for three years. At the current euro-dollar rate of about 1.15 those lines fall near 174,000 and 348,000 euros — which is why the middle and upper part of a catalogue matters more here than the entry price.

What clears the thresholds on this site

Turkey-Realestate-Investment.com holds 353 listings from Yekta Homes. Above the residence line: a one-bedroom of 53.4 m² at Yekta Golden Valley in Oba at 239,000 euros, a one-bedroom of 70.2 m² at Yekta Kingdom Premium in Mahmutlar at 225,000 euros. Above the citizenship line: a two-bedroom of 146.1 m² at Kingdom Premium at 449,000 euros and a four-bedroom penthouse of 262.55 m² in the same project at 490,000 euros. The figure on the card is the developer's own price, with no agency commission inside it.

A thinner market is not a worse one for a buyer. Fewer competitors at the same addresses means more room to agree a payment schedule, and the thresholds that shape the paperwork have not moved.
